Raegan A. Koesler is an attorney focusing on real estate and business transactions and commercial leasing and finance matters.  Raegan has represented purchasers, sellers, and lenders in sophisticated commercial and residential real estate deals and developments, including drafting and negotiating contracts, conducting title and survey review, handling due diligence matters, and drafting and negotiating closing and loan documents.  Raegan also has extensive experience advising landlords and tenants in the commercial leasing of office, medical office, restaurant, and retail projects through ground leases, build-to-suit leases, and subleases.  Raegan has additionally assisted clients with buying and selling business interests and forming and reinstating business entities.  Raegan has also advised clients on oil and gas title, transactional, and operational issues and has handled acquisitions and divestments of oil and gas interests.

Representative Experience

  • Represented clients in commercial and residential real estate acquisitions, dispositions, and developments of commercial office, medical office, restaurant, and retail spaces
  • Advised landlord in commercial leasing of multi-tenant office, restaurant, and retail project in Bexar County
  • Represented one of the nation’s largest automotive finance companies in multiple real estate lending and refinancing transactions totaling over $26 million for the acquisition, construction, or renovation of several car dealerships
  • Counseled banks in documentation of lending transactions secured by Texas real estate interests and related title and survey review, including analyzing title commitments and policies, reviewing title exception documents and assessing the risk of title matters described therein, consulting title companies regarding curative solutions to title defects, recommending appropriate title policy endorsements, and reviewing surveys and appraisals
  • Represented plaintiff cotenant in all stages of lawsuit for partition of 7,500 acre ranch in Ward County
  • Prepared drilling and division order title opinions covering fee, state, and federal lands in the Permian Basin for major oil and gas exploration and production companies
